101 Ludlow Street is a ground-up student housing and retail development located on the corner of Ludlow and Delancey Streets in the vibrant Lower East Side neighborhood of Manhattan. Built-to-suit for the School of Visual Arts, 101 Ludlow will be 20-stories and will contain 301 rooms housing 359 students. The facility is leased to the School on a triple-net basis for 40 Years. The base of the building will be owned separately and will house Bank of America and T-Mobile.
The Sponsor acquired the site by purchasing a fee-above-a-plane, thereby allowing the full development of the site with the ownership of the retail units to be retained by the seller. The Sponsor will construct the retail units as part of the development and will deliver them to the seller upon completion. The development takes advantage of community facility zoning regulations, allowing for a development 40% larger than the allowable floor area for standard residential use. |
